Florida Mold Remediation

Mold spores are everywhere. Every time you open a door or window mold spores can enter your home. Molds are simple microscopic organisms. They actually have a purpose, which is to break down dead material and recycle nutrients into the environment. As you can imagine, if we did not have mold then we would be walking in muck in the outdoors. Mold is needed to break down leaves, trees, plants, and other dead plants in the outdoors.
Mold can become a problem indoors however. Whenever you have water intrusion such as a plumbing leak, slab leak, roof leak, sink or tub overflow, broken toilet line, etc., this can make the environmental conditions ready for active mold growth. Molds will grow and multiply whenever sufficient moisture and organic material is present. Molds grow by digesting the organic material such as drywall, wood, clothing, and carpeting, and gradually destroy whatever it grows on.
Everyone is exposed to some mold on a daily basis without evident harm. Mold spores primarily cause health problems when they are found present in large numbers. This occurs when there is active mold growth within the indoor environment where people live and work.
Make sure when hiring a company that is responsible for performing water damage restoration or mold remediation in your residence or business that they have the proper qualifications. Are they certified by the IAQA (Indoor Air Quality Association), the ACAC (American Council for Accredited Certification), and the IICRC (Institute of Inspection Cleaning and Restoration Services)?

This allows mold spores to be safely removed and from contaminating other areas of your home.AFD’s (air filtration devices) are set up under negative air pressure and ducted to the outside. Dehumidifiers are placed in areas to stabilize the environment, and to maintain conditions that will not support additional mold growth. All contaminated drywall and materials are cut, double bagged, and disposed of. All affected areas are hepa- vacuumed and damp wiped with an anti-microbial.

New pools on the rise

With new housing starts in Sarasota Florida up more than 25 percent from 2011, pool contractors in that state who work with Sarasota home builders have seen substantial improvement in their business as well.

The U.S. Commerce Department reported that there were 3,882 single-family home starts in Florida in July. That compares with 2,904 for July 2011 and 2,487 in 2010, the worst July since the recession began. Another measure, sales of new homes nationally, has improved as well. July sales were up 3.6 percent from June, and 25.3 percent from July 2011.

Builder confidence in Sarasota is up, too. In August, the National Association of Home Builders/Wells Fargo Housing Market Index for the South increased two points to 32.
The index measures current sales conditions, traffic of prospective buyers and sales expectations in the next six months.

What to do when you hire a contractor

First, get a detailed breakdown of the costs from the different trades. The Architect/Engineer is usually the ground level of the project. ONLY pay for the plans to start. Once a permit is obtained, a construction schedule and schedule of payments will go into effect. Have a penalty clause for not meeting the deadline in the separate intervals of construction. And, never, never give a down payment that is more than what is allowed in your state, most states are right around 20%.

HERE IS THE LAW

According to Florida Statute 455.228, if you hire an unlicensed contractor, the Department of Professional Regulations (D.P.R.) may issue a cease and desist order and also may take you to Circuit Court, which has the authority to impose a civil penalty of up to $5,000 for aiding and assisting unlicensed activity. You could also be liable for court cost.

• If you pull a permit for an unlicensed contractor, you are held responsible for the work, not the contractor.

• If you hire an unlicensed contractor, you may actually pay more for the job, than if you hired a licensed contractor. Especially, if the work is done incorrectly or never finished, you may have to pay twice or more for the same job to be corrected or finished.

• If the unlicensed contractor fails to pay his sub-contractors or suppliers, you may be required to pay them, even though you have already paid the contractor. • Plumbing, electrical, and heating and air conditioning, mold assessment/remediation work should be done only by contractors and craftsmen certified in those trades and may require separate permits.

• Home or Building improvement or Code Remediation contractors must be certified by the State of Florida as either a General, Building, or Residential contractor. • Roofing contractors are required to be certified or registered by the State.

• There is no such thing as a “legal” jack-of-all-trades.

• An “Occupational License” is not a regulatory license or a certificate of competency, but a tax for the privilege of engaging in or managing a business, profession or occupation.

• You may be held liable for injury on your property if the unlicensed contractor has no insurance or Workman’s Compensation.

The State of Florida is doing all it can to protect the public against illegal contractors by educating the public and offering suggestions. In the end, its up to you to protect yourself from unlicensed and unethical “contractors”.

Beware of Trappers who claim to be Contractors

You hear noises up in your attic, and find out that wild animals are living and breeding up there. Naturally, you call a professional trapper to take the nuisance wildlife away. But wait a minute! Now he wants to fix holes in your roof, fix your damaged soffit, and re-insulate your attic? I thought he was an animal trapper; now he’s a certified contractor too? Always check the credentials of these so called “contractors” before signing an agreement. You don’t really know what kind of work they will do before moving on to the next animal trapping job.
